1. Who must complete an application and what are the requirements?

Anyone that would be staying in the home over 18. There is a $60 fee per application and credit and criminal reports will be run once the fee is submitted

2. How long does the application process take?

3. If applicant is self-employed and doesn’t have pay stubs, what do they do?

Send any other proof of income – 2 years of income proof at this point if it’s commission based

4. Will their credit score prohibit them from leasing?

We require a security deposit based on credit score:

* Credit scores above 600: A deposit equal to one month’s rent is required.

* Credit scores below 600: We’re still willing to work with you, but the deposit will be two to three times the monthly rent, depending on the credit profile.

* Very low credit scores may result in application denial.

5. How much is the standard security deposit?

1 month’s rent for the security deposit, goes up based on credit

6. When is rent due if my move-in date is late in the month?

If your move-in date falls on or after the 20th of the month, you will need to pay prorated rent for the remainder of that month and the full rent for the following month before moving in.

7. Do you allow Pets?

Restricted Breeds: No aggressive dog breeds are allowed due to insurance requirements. This includes Pit Bull, Chow, Rottweiler, Doberman, Akita, Wolf, Wolf-Dog, and Fila Brasileiro, as well as any mixed breed containing one of these.

Pet Fees: Non Refundable pet fee of $500 per dog and $400 per cat.

Special Insurance Requirement: If a tenant has one of the restricted breeds, the landlord’s insurance would require a signed waiver excluding damages caused by the dog. The tenant must also:

Obtain renters insurance with at least $500,000 in liability coverage.

List the landlord (Janice/Gunar) as additional named insured.

We can provide tenants with rental policies that meet these requirements, including through Lloyd’s of London

8. Automatic Denials:

* Prior Eviction(s) in the last three years
* Identity cannot be verified
* Income cannot be verified
* Open bankruptcies or bankruptcies in the last 2 years
* Insufficient income – Income must be at least three times the month’s rent
* Any landlord collection in the past 3 years
* Overdue debt of $5,000 or more, including balances on outstanding civil judgments (does not include * student loans or medical bills/debt)
* Any Felonies
* Registered Sex Offenders
* Misrepresentation(s) or falsifications of application

9. How to get access to the property?

Email [email protected] a copy of your picture ID and we will provide access instructions.

How to apply for the rental?

Please request a copy of the application form from [email protected].

When completed, email to [email protected] and pay application fee for each 18 year + application submitted via paypal. $60 if paid via bank draft, or $62 if paid via CC.
